This confidential presentation was prepared for invited partners reviewing the proposed U.S.VETS Community Campus in Hawthorne, California.
RJL Holdings II, LLC · Private and confidential
One secure, connected campus designed to bring housing, services, wellness, opportunity, and community together—at meaningful scale and ready for impact.
Every rendering belongs to the same story: a campus that is secure without feeling closed, comprehensive without feeling institutional, and purposeful without losing its humanity.

Two concept floor plans connect housing, services, workspaces, gathering areas, and everyday campus life within one coordinated environment.
Conceptual programming only. Subject to final design, accessibility, life-safety, code, and operator review.
A focused path from alignment to a fully delivered veterans community campus—designed with U.S.VETS, secured through a long-term partnership, and ready to move.
U.S.VETS leadership toured the campus, confirmed the program fit, and aligned around a shared vision for Hawthorne.
Core business terms are agreed—including rent structure, a 10-year campus commitment, and program scope. The non-binding LOI reserves the campus and starts the work that follows.
U.S.VETS helps shape the unit mix, offices, program areas, kitchenette specifications, and amenities. These decisions go directly into the renovation plan so the campus supports the mission from day one.
The 10-year master lease is signed, securing the campus, the agreed terms, and the renovation schedule.
Ownership closes and the fully funded, five-month renovation begins immediately, advancing at approximately 32 units per month.
Rent and occupancy begin as the first residents are welcomed. The complete 160-unit campus is delivered by spring 2027.
